Facility Supervisor

Description du poste:

Our client a leading Property Development company are urgently seeking a Facility Supervisor. Based in their Riyadh head office and reporting to the Facility Manager.

The Facility Supervisor will be responsible for all Facilities and Properties managed by the Company under the guidance of the FM  and to supervise operational maintenance of all the commercial properties in addition preventive maintenance and ensuring service level goals are met within the standard policies and guidelines of the department.
• Review the new mall drawings in regard to the facilities aspects and provide the FM related and operation comments to the construction departments prior starting the mall construction.
• Participate in internal takeover of property from the Construction department. Conduct the Handover procedures that include the testing & commissioning and the Civil/MEP snag list submission. Follow up the snags with the construction team till the completion and sign off of the handover check list.
• Furnish the Operation & Maintenance Manual includes the warranty list and complete the team training. 
• Implement all necessary procedures and supervision to smoothly run all the technical Facilities. 
• Supervise the maintenance of the Properties and Facilities managed by the Company during DLP and after its expiration.
• Supervise Technical and Safety Staff, Suppliers and Subcontractors involved in maintaining the Facilities and Properties.
• Supervise all the standard operation procedures of Technical and Safety of all Facilities and Properties. 
• Investigate and implement any source of saving of the Technical and Safety Operating Expenditure of the Facilities and Properties.
• Maintain records of all orders and inventory of supplies, spare parts and consumables for all Facilities and Properties.
• Provide meter reading to the Rental management Team and implement all necessary invoices regarding the utility charges of the Facilities and Properties.
• Regular reporting to the Facility Manager with regards to Technical and Safety procedures, operation, completion of works and maintenance and Expenditure.

Compétences:

• Bachelor’s degree, Preferably in MEP Engineering
• A minimum of 1 to 2 years experience in a similar position in Real Estate Property management 
• Shopping center or residential industry experience 
• Minimized property maintenance costs
• Facilities Operational efficiency
• Operation and Maintenance Manual and Asset tagging Creation 
• Property Maintenance standards (maintaining supply of utilities, operation maintenance)
• Properties take over and the handover procedures
• Facilities Monthly Preventive Inspections
• Tenant satisfaction level
